An EICR stands for Electrical Installation Condition Report. It’s a formal inspection of a property’s electrical system to check that everything is safe and meets current regulations.

During an EICR, a qualified electrician will assess things like:

• Wiring and circuits
• Fuse board (consumer unit)
• Earthing and bonding
• Sockets, switches, and light fittings

They’re looking for issues such as wear and tear, faulty installations, or anything that could pose a risk of electric shock or fire.

After the inspection, you get a report that:

• Confirms whether the installation is satisfactory or unsatisfactory
• Highlights any problems using coded observations (e.g. urgent danger vs. improvement recommended)
• Recommends any remedial work needed

Who needs an EICR?

• Landlords: legally required (typically every 5 years in the UK)
• Homeowners: recommended every 10 years, or when buying/selling a property
• Businesses: to meet safety and insurance requirements

In short, it’s a health check for your electrics—helping ensure your property is safe, compliant, and fit for use.

After the inspection
You’ll receive your Electrical Installation Condition Report, which includes:

• A result: Satisfactory or Unsatisfactory
• A list of observations with safety codes:
  • C1 – Danger present (needs immediate action)
  • C2 – Potentially dangerous (urgent attention required)
  • C3 – Improvement recommended
  • FI – Further investigation needed

If the report is unsatisfactory, the electrician will explain what needs fixing and may provide a quote for remedial work.
